The Great Big Renovation Project

Hubs and I are mid-purchase of a house. It is a lovely house in a great location for us, with decent sized rooms and lots of potential. And we are very excited (and somewhat impatient) for it becoming ours. We can see ourselves turning it into a lovely family home and staying there a good chunk of time.

However, four surveys later (HomeBuyers’ Report, Damp and Timber Survey, Electrical Installation Condition Report, Gas Safety Report), our initial plan of “redecorate and put in a new kitchen/utility” has grown almost exponentially thanks to all of the things brought up across the various documents…

  1. Replace all windows with double/triple glazing (preferably timber rather than uPVC)
  2. Replace all external doors with new double glazed doors
  3. Replace all fascias, soffits and guttering
  4. Get the roof checked and the two bay roofs re-tiled
  5. Investigate and repair the floor deflection in the entrance hall
  6. Cavity wall tie inspection and any remedial work completed
  7. Remove high patio from back garden and refit below damp proof course
  8. External paintwork on lintels and window surrounds
  9. External paintwork on garden walls
  10. Remove foliage from garden walls
  11. Remove hedge from front garden
  12. Anti-fungal treatment of the joists in roof void
  13. New boiler, removal of 2 old water tanks, removal of lead pipework in bathroom
  14. Partial rewire of house
    1. New fuse box
    2. Additional sockets in all rooms (spurs?)
    3. Installation of hard-wired smoke alarms
  15. Complete refit and remodel of kitchen
    1. Full rewire (onto separate ring)
      1. Sockets
      2. Undercabinet lighting
      3. Lights for bookshelf/seating area
      4. Electrics for cooker
    2. Move gas and plumbing pipework for new layout
    3. Build extractor fan and ducting
    4. Build a corner seat and bookshelf wall
    5. Remove more height from the chimney breast for range/range hood

  16. Complete refit and remodel of utility space

  17. Complete refit and remodel of bathroom
    1. Wall tiling

    3. Move bath to under window
    4. Quadrant shower
    5. Vertical radiator
  18. Pantry upgrade
    1. New shelving
    2. Restore cold slab
    3. Wine cooler?
  19. Install thermostatic valves on all radiators
  20. Move doorway for under-stairs cupboard and convert into downstairs WC
    1. Extractor fan + ducting
    2. Cloakroom sink cabinetry/cupboard

  21. Stairwells
    1. Redecorate entirely
    2. Replace spindles with Edwardian-style carved ones
    3. Carpet/carpet runner?
  22. Drop and replace all 1st floor ceilings
  23. Remove all textured wallpapers and textured ceilings
  24. New internal doors/archways for kitchen, pantry and utility rooms
  25. Rip out fireplace and hearth in lounge. Look at removing chimney breast front wall.
  26. Remove old vent from lounge wall
  27. Strip and restore/repair/re-floor lounge, hallway and dining room.
  28. Remove fire and hearth from dining room and replace with new hearth and wood-burning stove
  29. Re-carpet bedrooms 1, 2+3
  30. Strip paint from wooden closet on landing
  31. Strip and restore fireplaces in bedrooms 1+2
